Pearland Acres’ Lot Rent Increase

We just received notice from Pearland Acres that they are implementing another lot rent increase effective August 1, 2023.

We, Forestaire Estates, have been getting a discount on the lot rent because we have been paying for numerous homes at one time each month. The owners of Pearland Acres have been notified by the Fair Housing Authority that all single-wide lots and all double-wide lots must be the same price. Therefore, Pearland Acres is raising our lot rents to be equal to all of the other lot rents in the park.

Single Wide Lots are increasing by $25 per month to $550 per month

Double Wide Lots are increasing by $75 per month to $650 per month

As a reminder, your lot rent to Pearland Acres includes water, sewer and trash.

To be clear, Forestaire Estates owns the home you are leasing. We do NOT own the park in which your home is located. Thus, we have no control over lot rent, etc.

New Management

Effective immediately, Kelley Brumfield has been fired from her position with Forestaire Estates. Going forward, she is in no way whatsoever affiliated with us or with any matter concerning your home.

If she attempts to communicate with you regarding our business, your home or your account with us, please notify us immediately.

Terry Yarbrough is our new property manager. He has been with us for many years and is an integral part of Forestaire Estates. He can be reached at terry@for-aire.com.

Rest assured that Bobby and I believe in conducting our lives and our businesses with integrity and with the utmost of care. Things will be very different going forward.

Sun Meadows Property Inspection

Date of Notice→ 5/6/23

Dear Sun Meadows Community Residents,

Please be advised that Sun Meadows Management will be completing a property inspection on the Exterior of your homes.

This will take affect on the following days: 05/08/2023-05/12/2023.

Please clean the exterior of your homes. Please replace your mini blinds; Blankets, Towels,  Sheets, foil, and curtains (Alone w/ out mini blinds) are most definitely not allowed in the community according to the rules & regulations.

Please pull your trash cans off the side / edge of the Driveway / yard/Street; and please place them back at your home. Trash cans cannot sit on the edge of the driveway or near the street.

Bikes / scooters,  etc. should be stacked Neatly behind your deck or stairs and never left out or unattended in your yard / patio or on your deck.

Please note : You cannot have or leave any: buckets / tools or tool boxes / tires / water hoses /  big toys  / empty boxes / Trash or debris / unattended pets / refrigerators / mattresses / washers / dryers / interior  furniture( any furniture that is not purchased as exterior patio furniture) or wooden furniture / strollers or any baby furniture / contractor supplies : wood, sheet rock, mobile home paneling, paint, caulking , etc., outside on Deck / Patio / Yard / Driveway or the Exterior surrounding areas of the home. 

Your deck needs to be cleaned off and the ONLY things that should be on your deck should be patio furniture, a grill & potted plants that are properly maintained and cared for, ice chests & coolers.

Please remember that in the rules and regulations, it states that routine maintenance or minor repairs on vehicles may be carried out at the site, i.e., change spark plugs, replace fan belts, or repair a flat tire. Other repair or maintenance projects such as repairing or replacing an exhaust system,  oil change, or rebuilding an engine are not permitted. Any vehicle dripping oil or gasoline must be repaired immediately. These spills must be cleaned up by Resident, or Management will do so and charge the Resident. Automobiles may not be placed on jacks, blocks or any other device on the homesite and these vehicles must be repaired immediately or removed off site.

Be safe out there, enjoy the weekend & please remember curfew is set at 8:00pm for unaccompanied minors, this is for their safety and the safety of others.

Pearland Acres’ Lot Rent Lease Agreement

Date of Notice→ 3/10/23

Pearland Acres is requiring that you sign a lot rent lease agreement with them that will go into effect 4/1/23. You are their tenant leasing the lot. Forestaire Estates is not Pearland Acres’ tenant. We are strictly the mortgage holder on your home. Each month, we forward the lot rent payment that you include in your home payment to Pearland Acres on your behalf.

Additionally, Pearland Acres is implementing a lot rent increase effective 5/1/23. This increase is completely out of our control and strictly Pearland Acres’ decision, as they are the landowner.

| Single-wide lots—new lot rent is $525
| Double-wide lots—new lot rent is $575

Your lot rent payment to Pearland Acres has always included water, sewer and trash. Pearland Acres has provided these services as part of your lot rent payment. Pearland Acres will continue to offer these services as a part of your lot rent. These services cost Pearland Acres and they must charge you to offset their costs for these services.

To help you better understand this tremendous benefit of free utilities provided by Pearland Acres, I am providing below a snapshot of one of Forestaire Estates’ tenant’s account at Vista Verde Mobile Home Community in nearby Alvin. This is for a family of four, single-wide lot. As you can see, their total utilities for one month are $147.66.

  • Lot Rent = $442

  • Water & Sewer = $128.48

  • Trash = $14.18

  • EMS = $5

Total Monthly Lot Rent with Utilities = $589.66

This snapshot will hopefully help you better understand your area’s average lot rent and utilities.

To recap, Pearland Acres will be contacting you to sign a lot rent lease agreement. Lot rent increase takes effect 5/1/23.

New Payment Procedure

We no longer accept payments in person or via the dropbox at Pearland Acres —NO EXCEPTIONS.

There are only two ways to pay:

  • CashPay at any CashPay location

  • Tenant Web Access (TWA)

If you attempt to pay in person or via the dropbox in Pearland Acres, your payment will not be accepted and promptly returned to you, and you will be charged a late fee for non-payment of rent.

CashPay

If you are used to paying with a money order, then CashPay is for you! CashPay service allows you to use walk-in payment services to make payments at specified retail locations.

To make payments, you need to:

  1. Have a CashPay account number

  2. Visit a CashPay retail location

  3. Make your payment

Tenant Web Access (TWA)

You can easily manage your account using our Tenant Web Access. TWA allows you to log into our TWA website and view details of your account as well as make online payments, view account information and provide an account on file for automatic payments. To make payments via your TWA account, click the make payment tab. From here, you can pay via ACH Debit, Credit Card or Debit Card. You can setup autopay, as well.

Tenant Web Access (TWA) Setup

To create your account, go to forestaire.twa.rentmanager.com and follow these steps:

  1. On the Login screen, click sign up

  2. Enter your account number: contact us

  3. Enter your email address (this will be your Username)

  4. Click sign up

  5. Go to your email account for the account finalization email

  6. Click the finalize link in the email

  7. Create a Password

  8. Confirm the Password

  9. Click verify

  10. Enter your Username and Password to login

While logged into Tenant Web Access, click the tabs at the top of the page to:

  • View your open charges

  • Make a payment

  • Manage payment information
